House-hunting online

Kenyans are experiencing the wonderful new age of house-hunting. Gone are the days of being sent by Real Estate Agents to dingy Apartments that are not even on the market, even paying a fee for their so called services. The Kenya Real Estate sector these days is at every Kenyans fingertip. Through the internet all Kenyans can search for houses, apartments, plots, depending on the sophistication of the website, examine floor plans, view photographs or take a virtual tour through the rooms. VST Studios is just one of many Kenyan companies offering Architectural Visualisation using advanced technological software.

Conducting property searches over the internet has taken the footwork and cumbersome time element out of the process. Kenyans no longer have to waste days going to see properties that won’t be right for them. The reach of the internet is tremendous as you can see a property on the coast or a holiday home around Mount Kenya without having to travel.

Kenyan Real Estate Agents are changing their marketing strategy, updating their own websites and e-broachers as they know from experience that a risk is that potential buyers will reject a property based on what they see online. Kenyans must also understand that the internet helps the vetting process but it is only when you walk through the door that you can really appreciate the size, space and condition of a place. That said many investors in the Diaspora do not have that option, so the quality and amount of the imagery is essential to them. Usual rule is the more pictures the agent posts on-line the better. Agents know all too well, however, that the internet attracts thousands of hits that translate into viewings. That is the main reason why e-housing in Kenya is here and here to stay.
